History & Development of Al Marjan Island

Today, Al Marjan Island is recognised as a landmark beachfront development that has played a massive role in transforming Ras Al Khaimah into not only a tourism hub but also a real estate destination.

A look back at the history and development of this island will show you how it aligns with the country's broad vision for sustainable growth, urban lifestyle, luxury residences, waterfront communities, and economic diversification.

Why was Al Marjan Island created?

Al Marjan Island was created to diversify Ras Al Khaimah's economy and strengthen its role as a prime real estate investment destination. To put it simply, its development was part of RAK's long-term vision.

For a long time, the emirate was known only for its breathtaking natural landscapes and rich cultural heritage. But the Government of RAK didn't want to limit itself to just that. It wanted to expand its coastal offerings by becoming a leading beachfront destination. At the same time, it sought to enhance the emirate's global profile by creating employment opportunities and boosting economic growth.

The island was designed to attract global tourists and investors. Therefore, it focused on developing top-notch hotels and resorts, residences, recreational landmarks, and leisure avenues.

How was Al Marjan Island Built?

The construction of Al Marjan Island was a multi-scale engineering project that included everything from coastal development to massive land reclamation. Millions of cubic meters of rocks and sand were dredged before being carefully deposited into the Arabian Gulf.

Al_Marjan_Island_RAK

To shape and stabilise the reclaimed land, engineers employed modern construction techniques while addressing a range of environmental challenges and ensuring long-term protection against soil erosion. After completing the land reclamation phase, the process of introducing roads, landscaping, public facilities, and utilities began to turn the area into a livable habitat.

The project also involved the development of seawalls, breakwaters, and supportive infrastructure to protect the islands from changing sea conditions and unpredictable waves. As sustainability was a core part of the project, numerous eco-friendly considerations were integrated into the development phase to lower the impact on the marine ecosystem.

With thoughtful planning, mindful investment, and innovative engineering, the island was turned from open water to one of the most ambitious waterfront developments in the Middle East.

The Four Islands of Al Marjan

The four islands of the Al Marjan are interconnected and coral-shaped, with all of them extending into the Arabian Gulf. They are named Breeze Island, Dream Island, View Island, and Treasure Island. Each has a different name, design, and purpose, but contributes to the overall uniformity of the development.

Breeze Island is your leisure and hospitality destination, as it is extremely popular with tourists. Dream Island is known for its recreational and tourism projects, and has multiple entertainment ventures in its pipeline.

View Island offers unparalleled coastal views and is home to a mix of both residential and commercial projects. Finally, Treasure Island caters to investors and tourists with its residential buildings, world-class resorts, and beachfront developments.

With more than seven kilometres of beaches and extensive beachfront living space, these four islands are among the highlights of RAK. Residents and tourists can conveniently access all the islands, thanks to their interconnected design, and explore the many leisure and recreational attractions.

Location & Connectivity

Al Marjan Island is strategically located within Ras Al Khaimah. Its closeness to Dubai and other emirates in the UAE enhances its appeal for both residents and tourists.

Here is a deeper dive into the island's location and connectivity within its emirate and with other emirates.

Where is Al Marjan Island Located?

Al Marjan Island is situated along the western coast of Ras Al Khaimah and extends into the Arabian Gulf near Al Hamra. It serves as the emirate's primary coastal development belt, positioned between Umm Al Quwain's northern border and the traditional city centre in the south.

Why Invest in Al Marjan Island?

Al Marjan Island is on its way to enhancing Ras Al Khaimah's global appeal. It is drawing investors to its shores not just for its natural landscape but also for its long-term real estate appeal.

A Waterfront-led Destination

Al Marjan Island is highlighted by its relationship with the sea. Pedestrian-friendly corridors connect residential communities to marinas, cafes, leisure avenues, and beaches across the island.

Open views are among the most prominent features of the living spaces on the island, helping to bring a sense of light and space. Design-leading contemporary projects connect expansive balconies, glass facades, and ocean-facing layouts. This elevates the long-term real estate value and the quality of life in the residential clusters.

The coastal rhythm is felt in the island's urban planning and architecture. All these elements blend easily to establish the island as a carefully curated waterfront setting that highlights modern coastal living.

Lifestyle Demand & Long-term Relevance

Residents, as well as holidaymakers seeking a better quality of life, are being drawn to Al Marjan Island. And the island is meeting the leisure-based demand through its beaches, recreational amenities, and waterfront dining.

Second-home and weekend retreat ownership is growing as more buyers in the UAE and around the globe prioritise coastal living without sacrificing accessibility.

Market analysts are referencing the island, and its potential is being quickly realised. This has helped in making Ras Al Khaimah an emerging real estate powerhouse in the Middle East.

Economic Diversification & Tourism Growth

Ras Al Khaimah has adopted an economic diversification strategy driven by its rapidly expanding tourism industry. As an emirate, it has come a long way, from relying solely on trade and manufacturing to now investing at a massive scale in urban lifestyle, real estate, leisure, and hospitality.

The island has established its presence in the property market sector by launching integrated beachfront residences and top-notch resorts. The upcoming resorts are expected to stimulate demand for more residential, commercial, and mixed-use properties.

The tourism industry ensures the investors benefit from the growing property values, high occupancy rates, and continued interest. The eco-friendly policies adopted by leading developers also align with the emirate's sustainable goals. This is expected to be highly relevant in the future, as demand for conscious buying will grow.

Freehold Ownership & Investment Accessibility

One of the key factors that has garnered strong interest in Al Marjan Island among global buyers is the opportunity to own freehold. In dedicated freehold zones of the emirate, foreign citizens can buy and fully own residential properties. This ensures long-term security, stability, and flexibility.

Al_Marjan_Island_RAK

Real estate developers are offering flexible payment plans that reduce the burden on investors when acquiring property. This is especially true for novice investors, who often find themselves on the back foot when competing with seasoned investors. Under the flexible payment plans, they need to pay only during pre-determined construction milestones.

Compared with the real estate of Dubai and Abu Dhabi, Ras Al Khaimah's relatively lower entry points allow investors to own premium residences and waterfront apartments. Buyers from across the globe are turning up on RAK's shores now before prices hike up in the future.

Rental Yield & Capital Appreciation

The tourism market in Ras Al Khaimah is among the most stable in the UAE. There is strong demand for long-term residential rentals and short-term holiday rentals from visitors, expats, and second-home buyers.

Villas, branded residences, and beachfront apartments are of particular interest to them for their resort-style amenities and modern lifestyle offerings. The upcoming large-scale leisure and modern developments are further driving market growth. This is building avenues for substantial future appreciation.

Ongoing developments and growing tourism are adding to RAK's longevity as a viable real estate destination. It is believed that Al Marjan Island and Ras Al Khaimah, by extension, will be the perfect ground for both long-term real estate gains and recurring short-term rental income.

Who is Investing in Al Marjan Island?

The buyer profiles in Al Marjan are extremely diverse. Starting with the end-user segments, which include residents who are seeking full-time coastal living with easy access to urban amenities and beaches.

For first-time investors, Al Marjan Island is a low-risk, high-reward market, with relatively accessible entry points compared to other established property markets in the country.

Second-home owners form another major segment. Comprising mostly regional buyers, they are essentially those looking for a lifestyle retreat that caters to their need for a resort-style environment within an urban residence.

International investors seeking to explore the UAE's investor-friendly environment are choosing RAK as their entry point, primarily for its growing tourism sector.

Branded residences are rising in popularity among high-net-worth individuals. Their high rental and resale potential make them assets to invest in. Ongoing development on the island is also increasing the Return on Investment (ROI) for the surrounding properties.

Wynn Resort & Future Growth Potential

The announcement of the Wynn Resort on Al Marjan Island has accelerated real estate growth in the area. The brand recognition and international appeal have increased investor confidence by boosting tourism infrastructure. It has played a major role in creating a range of new opportunities in the lifestyle and hospitality sectors.

What is Wynn Al Marjan Island?

Wynn Al Marjan Island is a multi-scale integrated resort development. From top-notch hotel accommodations, wellness facilities, dining venues, and state-of-the-art retail offerings, it is set to host a wide range of recreational amenities.

It is being regarded as one of the most anticipated hospitality projects not only in the UAE, but in the entire Middle East. Industry observers and real estate investors worldwide are seeking investment opportunities in the areas surrounding this resort.

Impact on Tourism & Hospitality

The impact that the Wynn Resort is already having on the tourism and hospitality sectors is exceptional. It has remarkably strengthened the tourism industry in Ras Al Khaimah and helped bring in large numbers of global tourists. This has significantly extended the emirate's international reach.

Event organisers, business visitors, travellers, and recreational tourists are expected to continue driving the high demand for staycations, accommodation, entertainment, and leisure experiences in the area. More than anything else, it has helped RAK become a year-round tourism hub instead of just a seasonal gateway.

The by-products of this development comprise everything from employment creation to increased tourist spending. All these have a massive positive impact on the long-term economic diversification. This helps the emirate achieve its broader growth objectives while strengthening its position in the UAE.

How is it driving the Real Estate Demand?

Large-scale hospitality developments heavily influence surrounding real estate sectors, and the Wynn Al Marjan Island is no exception. Even before its completion, it has increased the demand for residential, commercial, hospitality, and mixed-use projects.

Al Marjan Island

Investors are more than willing to capitalise on the growing profile of Al Marjan Island, especially after the announcement of this mega resort. With healthy occupancy rates and high capital appreciation, the nearby properties are being viewed as profitable investment opportunities.

The most prominent impact has been seen on the beachfront communities. Investors are viewing them as prime avenues for bringing high rental yields and long-term growth. Serviced apartments, holiday homes, and branded residences are generating attention among buyers. This newly realised global visibility is opening Al Marjan Island to a broader audience who didn't view RAK as a viable investment hub before.

Future Long-term Growth Outlook

The continued expansion of Ras Al Khaimah's economic, tourism, and infrastructure development strategies is closely tied to the long-term growth outlook of Al Marjan Island. In this context, the Wynn Resort serves as a keystone development that promotes investment across real estate and retail markets.

The improved lifestyle offerings, enhanced connectivity, and growing global recognition are adding to its sustained demand from not only investors but also end users. It is predicted that the presence of a brand of Wynn Resorts' calibre will preserve the island's real estate market positioning in the coming years.

Investing in Al Marjan Island vs Dubai

Al Marjan Island and Dubai both have promising investment opportunities. However, they cater to different types of investors. Depending on your goals, budget, and preferences, you need to make an informed decision about what will align with your investment vision board.

This table will give you a clear idea of the real estate distinctions between Al Marjan Island and Dubai.

Let us dig a bit deeper into the key parameters that distinguish the two real estate markets.

Market Stage

Al Marjan Island is in its early yet growing stage. This offers early-stage advantages for those looking for exposure before full market maturity.

On the other hand, Dubai is an established, mature market with decades of proven performance. It is recognised for its international appeal, offering deep liquidity and a robust regulatory framework.

Entry Price

Al Marjan Island has a relatively lower entry point. This allows first-time investors with limited budgets to afford waterfront and branded residences at an affordable price.

In stark contrast, the premium districts of Dubai, such as Downtown Dubai or Jumeirah Village Circle (JVC) , require relatively higher budgets. This is especially true for the luxury residences, which makes breaking through the Dubai market a bit of a reach for most investors.

Competition

Al Marjan Island's real estate sector faces relatively low competition due to its limited supply of properties. The less saturated market enables buyers and developers to benefit more. This also allows properties to stand out more, especially for those who are seeking exclusivity.

With countless developers and property options, Dubai's property market is highly competitive. This gives buyers numerous options, but they need to be smart while differentiating between them.

Rental Yields

The holiday homes and serviced apartments of Al Marjan Island ensure promising rental yield prospects. With integrated resorts being developed rapidly on the island, occupancy rates are improving, which is great news for those seeking rental income from their investments.

Compared to Al Marjan Island, the rental yields in Dubai are more established. This is because it is mostly dominated by tourists and expats.

Capital Appreciation

The upcoming projects on Al Marjan Island help ensure rapid growth and capital appreciation. With a rapidly growing tourism sector and infrastructure upgrades, property values are expected to steadily increase over time.

Dubai, on the other hand, offers a steady capital appreciation as it runs under an established market framework. Market growth here is more consistent than exponential. This results in a predictable long-term value growth.

Lifestyle Appeal

Al Marjan Island provides a relaxed, resort-style beachfront lifestyle. It centres its appeal around recreational activities, waterfront communities, and a calming coastal setting. Residents get a holiday-like living experience.

Dubai is defined by its dynamic urban appeal, with business districts, iconic landmarks, leisure zones, and dedicated family-friendly places. World-class shopping malls and retail further cater to families' needs.

Investor Profile

Al Marjan Island typically draws investors seeking growth potential in lifestyle-driven investments with a low entry point. It is ideal for those who are comfortable investing in an emerging market that is expected to grow in the years to come.

Dubai, on the other hand, attracts a more diversified and wider investor pool. From end users to institutional investors, it caters to all. It is perfect for those who want to prioritise liquidity and stability in an already established market.

Branded Residences & Buying Waterfront Property

One of the strongest pillars of investment in RAK's emerging real estate market is the branded residences on Al Marjan Island. These are the go-to options for design-led, sophisticated living. Given their commitment to lifestyle alignment, brand integrity, and architectural quality, these investments are considered profitable.

Understanding Property Types on Al Marjan Island

Branded residences combine the prestige of a lifestyle brand with private ownership. Usually, they are operated and managed in partnership with hospitality groups. Residents have access to concierge services, wellness facilities, and housekeeping options, among other world-class amenities.

Apart from branded residencies, investors also have plenty of options between serviced residences, beachfront villas, penthouses, apartments, and mixed-use developments.

While apartments are the most popular investment option because of their rental appeal, villas and penthouses are for those who seek luxury and greater privacy. Serviced residences are known for their hotel-style convenience, and mixed-use developments are for those seeking a live-work-play lifestyle.

Why Buyers Choose Branded Residences?

Branded residences offer lifestyle consistency and design quality. They feature premium finishes and globally recognised aesthetics. Most of them also provide the residents with hotel-style services.

orvessa-residences-al-furjan-dubai

The appeal of the brand recognition assures buyers of superior construction, quality management standards, and an opulent living experience. From an investment perspective, these residences exhibit strong market demand. They have a global appeal, which further supports resale potential.

Key Factors to Evaluate Before Investing

Before buying a branded residence, you need to thoroughly evaluate the brand's level of involvement in the property. This will help you determine how the brand is actively shaping the property's design, structure, amenities, services, and operational standards, rather than merely lending its brand name.

Try to examine the management structure to see if the services are handled by the brand or a third-party operator. Assess service inclusions versus optional offerings. This will help you understand what is provided to you in the long term and what may incur additional expenses. Luxury amenities often lead to high ongoing fees, which should be factored into your calculations.

Understanding the Buying Process

The buying process on this island is pretty structured and straightforward. It is designed to ensure legal protection and transparency. The first order of business is to select the property and finalise a reservation agreement. This is typically accompanied by a booking deposit. This helps in securing the unit while the process documents are being verified and the contracts are being prepared.

Investors need to provide proof of identification, proof of address, and other supporting documents for due diligence. This is followed by the signing of the sales agreement. After this, payments are made according to the chosen plan. Most off-plan properties offer flexible payment plans, wherein construction milestones dictate payment dates.

There are plenty of financing options , including mortgage plans available through regional and international banks, to ease the buying process. Once the contractual obligations are fulfilled, the property is officially registered, and the ownership is transferred to the buyer.

Golden Visa & Residency Options

Among the many attractive factors that draw investors' attention to Al Marjan Island is its offer of the UAE Golden Visa to foreign buyers. Investors who buy a property or a group of properties worth a minimum of AED 2 million can become eligible for this long-term residency permit.

Holders of the visa can not only enjoy long-term residency benefits but also have the privilege of sponsoring their family members. They also have the option of further exploring a wide range of employment opportunities. This visa provides people with greater flexibility to live, work, and invest in the country.

Eligible candidates need to submit the proof of their identity, proof of property ownership, title deeds, and other allied documents during the application process.

From time to time, they may be required to complete various administrative procedures to keep their visa relevant. This is a renewable visa, meaning that at the end of the validity period, candidates may apply to renew it as long as they meet the eligibility requirements.

Apart from the UAE Golden Visa, the government also offer other residence visa options . These are mostly business-related residency permits, employment-based visas, and investor visas , among others.

Since many of these residency options offer family sponsorship, they allow eligible candidates to bring their spouses, children, and, in some cases, parents to the UAE. Identifying the residency option that aligns with one's personal goal is key while making investment choices.
